Now everyone has little problems with their house, that's not a problem but these little things do add up in the buyer's mind and they don't make a great impression. The more things you have the more things they start looking for. That's why as Realtors we are really good at knowing what things should be fixed and done before you go to market. How do you send a buyer running out the door. Number three, not replacing bad shingles. Along with curb appeal when buyers walk up to your house what takes up a lot of visual square footage is your shingles and even the most novice of buyers will see curled shingles and know that they need to be replaced. They also associate a very high cost to that. Now as a homeowner if you have the time to do it, shingles really don't cost that much to do and now the buyer can walk up to your house see brand new shingles and we can advertise new shingles, getting you more money for your house.

Just flew into Lillooet, British Columbia. What do pilots and Realtors have in common? But first what happened in the Winnipeg Real Estate Market in March. In March in Winnipeg we saw virtually no change in amount of sales over last year however, we did see an 11.7% increase in pricing. In condos, we saw sales decrease 6% and prices up 4.3% As you can see the market is definitely picking up as you go into spring, kind of as expected, still lots of demand just because there's not a lot of houses coming to market. Now what do pilots and Realtors have in common? Well, it's experience. In pilots they judge you by how many hours you have, as a Realtor it's how many transactions so not necessarily how long you've been in the business for but how many transactions you've done and by doing more transactions or having more hours as a pilot this allows you to see a lot of different situations and know how to react in those situations and as a person who's looking to hire a Realtor this is really important because in a normal situation no problem, no problem as a pilot with lower hours however if you get into certain situations it's important to have someone who has the experience to know what to do to make sure your going get the best results.

How do you send a buyer running out the door number two having a dirty house. It's amazing to me where the seller hasn't even cleaned the house. This leaves a very bad first impression for the buyers because not only does it show bad but they also start thinking what other things have not been well cared for. One nice thing about the Judy Lindsay Team is we do offer free home cleaning that way the house shows perfect when those buyers walk in the door.

How do you send a buyer running out the door. Number one, not paying attention to curb appeal. As they say, you can't judge a book by its cover however, in real estate people will judge you by the outside of your house. Buyers won't even give us a call if they drive by your house and they don't like the way it looks. The most important thing is to make sure your grass is cut, your landscaping is good, the outside paint looks good and there's nothing lying around the yard, this way your house makes a great impression and buyers will be giving us a call.

If you're hoping to sell your house this year in Winnipeg when is the best time to take it to market. But first what happened in the Winnipeg real estate market in January. In January in Winnipeg we saw house sales decrease 2.4% over last year but prices increase 11.8%. In condos we saw sales decrease 35.9% and prices increase 4.5%. As you can see there has been increase already this year in pricing. This is a direct reflection of the decrease in overall inventory. This is kind of what we expect to see throughout the year which leads us into the next big question when is the best time to take your house to market. Typically we see February and March with the lowest amount of inventory which means that's when you're going to see the greatest demand from buyers that are currently looking. However as I always say timing really doesn't matter which matters most is great marketing and also making sure that your house shows well and is staged properly.

Welcome to Ask Allan I'm Allan Asplin this week's question is what's going to happen to the Winnipeg real estate market in 2024 and this is certainly a question that I've been asked a lot and you do see it on the news and social media a lot. In my opinion what's going to happen this year is we're going to continue to see strong demand interest rates may come down summer or fall but unlikely that they're going to go higher and what this is going to do is create even more demand. Plus people that have been on five year fixed rate mortgages are now gonna start resetting this year which means there's not gonna be a reason for them to stay in their house and they're gonna start selling and looking for new properties again adding even more demand to the market and it's gonna also gonna cause prices to increase. One other important regulations going to happen this year it's going to happen on January 3rd is that there's new regulations from the Canadian Real Estate Association that's going to change how homes get marketed and it's going to make it even more important than ever to look at who you're using as a real estate agent.
