I have seen absolutely beautiful houses that buyers fall in love with but they choose not to put an offer in. The reason is they go into the basement and they find knob and tube wiring or aluminum wiring now it's not a big deal however, the buyer will associate a very high cost to replacing it plus a hassle to get it done. This is why as a homeowner it's important that you take this on get it done before we go to market. This way we don't have that issue plus we can advertise as updated wiring again getting a higher offer price and getting it sold quicker.

I've had many buyers go through houses where they absolutely fall in love with it until they get to the basement. Where they find foundation issues cracking, shifting & moisture. This is something that absolutely has to be taken care of before you go to market. Not only will it prevent the buyer from being a major negative but buyers also associate a very high cost of foundations and a lot of times they don't cost that much.
