In November in Winnipeg we saw the average price go down 2.4% on detaches homes and sales decrease 41%. In condos we saw the average price increase 24.4% and sales decrease 66%.
As you can see based on the statistics the market is certainly slowing. That not only has to do with interest rates but also the time of year.
Now if you're thinking of buying or selling the big thing is should you be doing it now or should you be waiting.
Well the one thing I've learnt over the years is that if you're thinking and basing your decision on now whether you're going to buy or sell that's a bad idea. Real estate is always about long term holding which means if you're thinking of buying a place and living in it for 5 or 10 years or holing it as an investment it'll always be a great idea to do it. But also have patience to make sure you're making a great buy. And if you're selling having the patience to make sure that you're preparing your house properly and marketing it properly so you can get top dollar. In fact in today's market because the way the market is it gives you more leverage because there' going to be people who have to sell so if you're looking to buy it gives you a great opportunity to get a really good buy also if you're thinking of selling if you don't have to sell you can possibly wait, market your house better and get more money for it.
