What's Going to Happen to the Winnipeg Real Estate Market in 2024

Welcome to Ask Allan I'm Allan Asplin this week's question is what's going to happen to the Winnipeg real estate market in 2024 and this is certainly a question that I've been asked a lot and you do see it on the news and social media a lot. In my opinion what's going to happen this year is we're going to continue to see strong demand interest rates may come down summer or fall but unlikely that they're going to go higher and what this is going to do is create even more demand. Plus people that have been on five year fixed rate mortgages are now gonna start resetting this year which means there's not gonna be a reason for them to stay in their house and they're gonna start selling and looking for new properties again adding even more demand to the market and it's gonna also gonna cause prices to increase. One other important regulations going to happen this year it's going to happen on January 3rd is that there's new regulations from the Canadian Real Estate Association that's going to change how homes get marketed and it's going to make it even more important than ever to look at who you're using as a real estate agent.

How do you send a buyer running out the door? Number 6, not replacing knob and tube wiring or aluminum wiring. I have seen absolutely beautiful houses that buyers fall in love with but they choose not to put an offer in. The reason is they go into the basement and they find knob and tube wiring or aluminum wiring now it's not a big deal however, the buyer will associate a very high cost to replacing it plus a hassle to get it done. This is why as a homeowner it's important that you take this on get it done before we go to market. This way we don't have that issue plus we can advertise as updated wiring again getting a higher offer price and getting it sold quicker.

How do you send a buyer running out the door? Number five, not fixing foundation problems. I've had many buyers go through houses where they absolutely fall in love with it until they get to the basement. Where they find foundation issues cracking, shifting & moisture. This is something that absolutely has to be taken care of before you go to market. Not only will it prevent the buyer from being a major negative but buyers also associate a very high cost of foundations and a lot of times they don't cost that much. Plus most companies offer a warranty that can be passed onto the buyer making it real positive compared to a negative.

Good news Winnipeg, April saw the first increase in sales since the interest rate hikes. Check out these numbers. In April in Winnipeg, we saw sales increased 12.1% over last year and average price increased 7.1%. In Condo's we saw sales increased 22.5% and the average price decreased 5.9%.
